Q. Do you have insurance on the property?
A. Yes, we have fire and windstorm with a minimum of 6 months term with the
investor named as an additional insured. This way, if a disaster does occur, your
investment is safe and will be repaid with the insurance proceeds, plus any unpaid
interest.
Q. Do you have a closing?
A. Yes, we close all of our properties at Waco Title Company or a title company or
attorney of the lender's choice.
Q. I'm interested in investing money as a private lender and diversifying into
owning a few properties but I do not like being a landlord. Do you have any other
HANDS OFF investing ideas where I don't have to interact with tenants?
A. Yes. Partner with us! We'll form a Limited Liability Company (LLC) with you,
take the money you invest, purchase and renovate single-family residences at
roughly 50 cents on the dollar and then rent these homes at full market rates.
We'll manage the properties so you don't have to and with the income stream
from these properties, we'll continue to purchase more homes which will increase
the monthly rental income and allow us to purchase future homes at a faster and
faster pace. We'll continue this process until you tell us to stop, at which point
we'll list all of the houses for sale and we'll split the proceeds when we liquidate
the LLC.
